Larger homes, older properties, or homes with additional systems (pools, detached structures, etc.) may take longer. We never rush — thoroughness is our priority.

Should I be present during the inspection?

We strongly encourage buyers to attend, especially for the last 30–45 minutes when we walk through our findings. Being present lets you ask questions in real time, see issues firsthand, and better understand the home you're purchasing. Sellers are typically asked to leave during the inspection.

What does a home inspection cover?

A standard home inspection covers the roof, attic, insulation, structural components, foundation, exterior, grading, windows, doors, interior rooms, ceilings, walls, floors, electrical system, plumbing, HVAC systems, water heater, and built-in appliances. We follow InterNACHI Standards of Practice on every inspection.

What is NOT included in a standard inspection?

Standard inspections do not include testing for mold, radon, sewer scope, or wood-destroying organisms (WDO/termites) — these are available as add-on services. We also do not inspect inside walls, underground pipes, or areas that are inaccessible or unsafe to enter. We'll note any inaccessible areas in your report.

Do you inspect new construction homes?

Yes. New construction inspections are one of our most valuable services. Builders make mistakes, and a pre-closing inspection catches issues before you take ownership. We also offer phase inspections during construction (foundation, framing, pre-drywall) so problems are caught before they're covered up.

Your full written report is delivered within 24 hours of the inspection — typically the same evening. Reports are delivered digitally and include photos, descriptions, and severity ratings for every finding.

What format is the inspection report?

Reports are delivered as a detailed digital document with color-coded severity ratings (Safety Concern, Major Defect, Moderate Issue, Minor Item), photos of every finding, and estimated repair cost ranges. Reports are print-to-PDF friendly and easy to share with your agent or contractor.

Can I use the report to negotiate repairs with the seller?

Absolutely — that's one of the primary uses. Your report documents every deficiency with photos and descriptions, giving you and your agent a clear basis for requesting repairs or a price reduction. Your real estate agent can advise on negotiation strategy based on the findings.

How long is the inspection report valid?

Inspection reports reflect the condition of the home on the day of the inspection. There is no expiration date, but conditions can change — especially if the home sits vacant or if weather events occur. For older reports, a re-inspection or updated walkthrough may be advisable.

What is the $75 deposit for?

Accepted Answer

The $75 deposit secures your preferred inspection date and is fully credited toward your total inspection fee at the time of service — it is not an extra charge. If you need to reschedule, contact us at least 24 hours in advance and we'll move your deposit to the new date.

What payment methods do you accept?

Accepted Answer

We accept all major credit and debit cards through our secure GoDaddy Payments checkout. Payment is due at the time of service (minus any deposit already paid). We do not accept cash or checks.

What is your cancellation policy?

We ask for at least 24 hours' notice to reschedule or cancel. Cancellations with less than 24 hours' notice may result in forfeiture of the deposit. We understand that real estate timelines can shift — just call us and we'll work with you.

What is a 4-Point inspection and when do I need one?

A 4-Point inspection covers the four systems insurance companies care most about: roof, electrical, plumbing, and HVAC. It is commonly required by insurance carriers for homes over 25–30 years old before issuing or renewing a homeowner's policy. It is not a full home inspection — it is a focused snapshot for insurance purposes.

What is a Wind Mitigation inspection?

A Wind Mitigation inspection documents features of your home that reduce hurricane damage risk — roof shape, roof covering, roof deck attachment, opening protection (shutters/impact glass), and more. Florida insurance companies are required by law to offer premium discounts for verified wind mitigation features, often saving homeowners hundreds of dollars per year.

What does a WDO (termite) inspection cover?

A Wood-Destroying Organism (WDO) inspection looks for evidence of termites, wood-boring beetles, and wood-decaying fungi. Our licensed inspectors provide a Florida Department of Agriculture Form 13645 report. WDO inspections are often required by lenders and are strongly recommended for any home purchase in Florida.

Do you test for radon?

Yes. We offer radon testing as an add-on service. Radon is a colorless, odorless radioactive gas that can accumulate in homes and is the second leading cause of lung cancer in the U.S. Testing involves placing a monitor in the lowest livable area of the home for 48 hours. Results are provided with your report.

What does a sewer scope inspection involve?

A sewer scope inspection uses a camera to inspect the main sewer line from the home to the municipal connection or septic system. It identifies root intrusion, pipe deterioration, bellying, blockages, and other issues that are invisible from the surface. This is especially valuable for older homes and is not included in a standard inspection.

Our inspectors are thorough and follow InterNACHI Standards of Practice on every inspection. However, inspections are visual and non-invasive — we cannot see inside walls, under slabs, or in inaccessible areas. We carry E&O insurance for your protection.
