Scope of Inspection: All inspections performed by J&T Certified Home Inspectors are visual, non-invasive examinations of the accessible areas of a property conducted in accordance with the InterNACHI Standards of Practice and applicable Florida state regulations. Inspections are not technically exhaustive and do not identify every defect, deficiency, or condition that may exist.
Limitations: Inspectors will not move furniture, lift flooring, open walls, or access areas that are locked, blocked, or unsafe. Concealed, latent, or intermittent defects may not be identified. This inspection does not constitute a warranty, guarantee, or insurance policy on the property or any of its systems or components.
WDO Inspections: Wood Destroying Organism (WDO) inspections are performed by Florida-licensed inspectors and are limited to visible and accessible areas. A clear WDO report does not guarantee the absence of WDO activity in inaccessible areas.
Inspection Agreement & Waiver: A signed Inspection Agreement (waiver) is required prior to or at the time of each inspection. This agreement outlines the scope, limitations, and liability terms of the inspection service. Clients will receive the agreement via email upon booking confirmation and must sign before the inspection begins. Failure to sign the agreement may result in rescheduling.
Report Use: Inspection reports are prepared solely for the use of the client named in the agreement. J&T Certified Home Inspectors assumes no liability to any third party who relies on the report. Pricing is subject to change based on property size, age, and access conditions.
